Layton, Utah

Walk your Layton build first.

Layton anchors Davis County's new construction, families building new just south of Ogden. Most homes are bought off a plan set. Walk yours at full scale before framing.

Davis County's new-build hub.

Layton is where a lot of Davis County's new construction happens, family homes going up in community after community. Most are bought off a plan, options chosen before the home exists. Walking yours at full scale catches the daily-life problems a brochure hides, before framing.

What that means for a Layton build.

A lot of Layton's new construction is bought the way production housing is bought everywhere: from a plan set and a sales centre, with options chosen from a board rather than seen at size. The plan is usually good. The problem is that nobody involved has stood in it.

The decisions that come back as regret are almost always option decisions. Whether the bonus room is a room or a landing with ambitions. Whether the optional extended great room actually changes how the space feels or just adds carpet. Whether the flex space near the entry can really be an office once a door is on it.

Every one of those is a question about size, and the sales centre model home is a different plan with different options. Walking your specific configuration at full scale is the only way to compare them honestly.

Where you walk your Layton plan.

There is no studio in Layton, and you do not need one. Our Ogden studio is being built, about 15 minutes from Layton once it opens. Until then you walk your Layton plan at the Orem studio.

What you catch in a session.

The option decisions that come back as change orders all start as abstractions on a builder's plan set.

  • 01 The bonus room that looked bigger in the brochure.
  • 02 How the open great room actually flows day to day.
  • 03 Whether your furniture fits the rooms as drawn.
  • 04 Optional bumpouts and upgrades at true scale.
  • 05 Ceiling heights and sightlines the sales center could not convey.

Catch them at the studio, before they become a change order you cannot easily make.

What a walk saves a Layton project.

80%

fewer change orders, on average.

Up to 40%

construction cost saved through value engineering.

Why the numbers move

A problem caught on the studio floor is a line on a PDF. The same problem caught on site is a change order.

Sessions run before the plans are stamped, while a fix is still a drawing revision.

Layton questions.

Is there a studio in Layton?

No, and the Ogden studio that will serve Layton is still under construction. Until it opens, Layton plans are walked at our Orem studio.

Where do I walk my plan today?

At the Orem studio, 352 Gold Tip Drive, Orem. When the Ogden studio opens it will be about 15 minutes from Layton.

Does this work for new construction?

Yes. Walking your plan and its options at full scale is most useful exactly when you are choosing from a plan set.

Can I walk options before I pick them?

Yes. Seeing optional walls, bumpouts, and upgrades at true size is the point. You choose with clarity, not guesswork.

What should I bring?

Your plan in any format, and anyone who will live there.
