Vineyard, Utah
Walk your Vineyard build first.
Vineyard is one of Utah's newest cities, built almost entirely from scratch along Utah Lake. Townhomes and single-family homes are going up fast, most bought off a plan. Walk yours at full scale before framing.
A city built from scratch.
Vineyard went from open ground to one of Utah's fastest-growing cities in a few years, dense new construction along the lake. Townhomes and single-family homes alike are bought off a plan before they exist. Walking yours at full scale shows what the brochure cannot, before framing.
What that means for a Vineyard build.
Vineyard is one of the newest cities in the state and much of it has been developed on the former Geneva Steel site, which means an unusual thing: nearly all of it is new construction, planned at once, and denser than the Utah County norm.
Denser is the operative word for the plan. Lots here are frequently narrower than the ones plan books were originally drawn around, and narrow-lot plans solve that vertically. So the stairs matter more than they would elsewhere — where they land on each floor, how much of the main level they eat, and how it feels carrying anything up them twice a day.
Townhome and narrow single-family plans also tend to put the living space at one end and the light at the other. Standing in it is how you find out whether the middle of the house is a room or a corridor.

What you catch in a session.
The option decisions that come back as change orders all start as abstractions on a builder's plan set.
- 01 How the open plan flows day to day.
- 02 Whether the townhome stairs and landings actually work.
- 03 Furniture fit in compact, efficient rooms.
- 04 Optional layouts and upgrades seen at true size.
- 05 Sightlines and ceiling heights the plan compressed.

Catch them at the studio, before they become a change order you cannot easily make.
What a walk saves a Vineyard project.
fewer change orders, on average.
construction cost saved through value engineering.
Why the numbers move
A problem caught on the studio floor is a line on a PDF. The same problem caught on site is a change order.
Sessions run before the plans are stamped, while a fix is still a drawing revision.
